Annual Property Checks

Spring

After the rigours of the winter weather, you should check the whole of the exterior of your house for damage. This will allow you to get the damage sorted out in spring and summer when the weather is reasonable. Check the chimney, flashing, flashings, roof, gutters, etc.

If any major roofing works are planned, spring/summer is the ideal time to have this work carried out. With longer hours of daylight and less rain, your job is more likely to run to plan.

Summer

The summer is also a good time to paint your doors and windows, as the paint will bond better to the wood if it is not wet or damp.

Late summer is a good time to have all your gas appliances serviced. A CORGI registered gas fitter should service them annually. If you leave them until later, say late autumn, most CORGI registered gas fitters will be very busy and as winter approaches you want to know if all your applicances are safe and in proper working order.

Autumn

Always check your gutters and downpipes are not blocked or leaking in late autumn when all the leaves have fallen off the trees.

Check all your water pipes, especially any in your cellar, loft or outside garden tap. Make sure they are fully insulated to protect them from frost and winter temperature. The last thing you need is aburst pipe, as they can cause lots of expensive damage to your house.

Late autumn - check the air grates around the house are clear of any obstructions (fallen leaves etc). Lack of ventilation under your floors can cause your floors to rot. It is very expensive to replace joists and floorboards.

Winter

Early winter is a good time to check/upgrade your home security

Winter is the time to do all the jobs inside your house that have been left or put off throughout the rest of the year.
