Annual Property Checks

RECOMMENDATIONS FOR MAINTENANCE

Please see below some useful guidelines and advice on general maintenance:


Sloped roof coverings

Look out for:

  • Any loose slipped slates
  • Slates/debris overhanging gutters
  • Dampness appearing on walls and ceilings

Recommend:

  • Check roof over every 12 months
  • Remove any debris and plant growths from roof and gutters
  • Check and repair loose/broken/slipped slates
  • Report back with any further defects to monitor

 

Flat roofs

Look out for:

  • Any lose edges, cracks or splits
  • Build up of moss and debris
  • Dampness appearing on walls and ceilings

Recommend:

  • Check roof over every 12 months
  • Remove any debris and plant growths from roof and gutters
  • Ensure rainwater outlets and overflows are kept free from debris
  • Report back with any further defects to monitor

*Flats roofs usually have a limited life expectancy (normally 10 years) depending on what materials have been used. it is recommended to replace flat roofs in their entirety if unsuccessful repairs have failed

 

Gutters (parapet, valley, box)

Look out for:

  • Any lose edges, cracks or splits
  • Build up of moss and debris
  • Dampness appearing on walls and ceilings
  • Rainwater pouring through the overflow

Recommend:

  • Check roof over every 12 months
  • Remove any debris and plant growths from roof and gutters
  • Ensure rainwater outlets and overflows are kept free from debris
  • Report back with any further defects to monitor

 

Eaves gutters & downpipes

Look out for:

  • Any dampness appearing on the building at gutter level
  • Build up of moss and debris overhanging gutters
  • Dampness appearing on walls and ceilings internally
  • Drips from gutter joints

Recommend:

  • Clean gutters every 6-12 months depending on surrounding environment (trees/leaf fall)
  • Ensure rainwater outlets and overflows are kept free from debris
  • Report back with any further defects to monitor

 

Flashings, secret gutters etc.

Look out for:

  • Obvious signs of misplaced flashings on chimneys etc
  • Dampness appearing on walls and ceilings

Recommend:

  • Check flashing during routine roof repairs every 12 months
  • Remove any debris from secret gutters
  • Report back with any further defects to monitor

Temporarily replace slipped metal elements.
Recommended every 12 months.

 

Rooflights, cupolas

Look out for:

  • Broken or slipped glazing
  • Dampness appearing on walls and ceilings
  • Loose of flaking paint from internal timbers of cupola

Recommend:

  • Check flashing during routine roof repairs every 12 months
  • Remove any debris from secret gutters
  • Report back with any further defects to monitor

 

Chimneys

Look out for:

  • Dampness appearing on walls and ceilings
  • Visual defects to pots/cowls/render

Recommended:

  • Check flashing/pots/cowls/render during routine roof repairs every 12 months
  • Remove any debris from secret gutters
  • Report back with any further defects to monitor


Main stonework, including pointing

Look out for:

  • Dampness appearing on walls at gutter level
  • Growing ivy/mossy plants
  • loose stonework and pointing

Recommend:

  • Monitor the growth of plants/ivy
  • Repair loose pointing loose/flaking stonework
  • Clean/repair gutters and ensure outlets are clear

 

Roughcast/render

Look out for

  • Dampness appearing on walls at gutter level
  • cracks in appearing on render/roghcast
  • loose stonework and pointing

Recommend:

  • Visual inspection from ground level
  • Lightly tapping cracked areas to sound for "bossed" areas

Recommended every 12-60 months.
